What to Buy ? - Our Real Estate Investment Philosophy
First property should be a residential property. Then, when you have surplus funds, move to a bigger property that can take care of space requirements for next 15 years. There is nothing like having a roof over your head… one is able to live through bad times with lot more ease. Always go in for A class development. To begin with they look expensive, but they are maintained better and always command a premium over average constructed and maintained property.
Once, space needs for oneself and family are taken care of, then, one most look for investments in commercial spaces. Office spaces are more recommended as they are less likely to go vacant if in a good location. Also, lock-in periods are much longer (about 9 yrs.). The aim is to get rental income = monthly expenses.
Once the above objective is achieved, then, one can go in for more sophisticated investments, depending on availability of capital such as Assured Return.
